Cook Commercial Realty Negotiates 10-Year, 84,000 SF Lease Deal

Daniel P. Cook, Owner and President of Cook Commercial Realty, Inc., represented New Era Cap Company in a new, 84,340-square-foot industrial lease at Carrie Meek International Business Park, located at 4100 NW 142nd Street in Opa-Locka, Florida.

The 10-year lease deal, which is valued at $9,100,000, was executed on December 23.

New Era Cap Company, an American headwear company headquartered in Buffalo, NY, is relocating from its current facility at 590 West 83 Street in Hialeah, which totals 46,300 square feet. Founded in 1920, the company has over 500 different licenses in its portfolio.  Since 1993, the company has served as the exclusive baseball cap supplier for Major League Baseball (MLB).

“This deal required a tremendous amount of effort in getting it to the finish line, including a 15% office buildout with an air-conditioned production area with heavy power, compressors, ovens, and printing rooms,” explained Cook. “Everything had to flow just right to make it happen, and we were able to bring it to completion successfully.”

New Era Cap Company is expected to occupy its new location in June 2019. Cook Commercial Realty has been retained to market New Era’s former facility.

The Carrie Meek International Business Park is a 1.5-million-square-foot business park with aviation and office warehouse uses developed by a joint venture between the Carrie Meek Foundation, Foundry Commercial, and Clarion Partners.
