As South Florida’s industrial space sector expands to stay ahead of robust demand, Miller Construction Company has launched construction of the initial 200,372-square-foot, Class A business distribution/warehouse building in Gateway Commerce Park in
Miami Gardens for EastGroup Properties.
Planned to include 850,000 square feet of upscale industrial space at buildout, the 61-acre business park located at Florida’s Turnpike and NW 215th Street is industrial real estate developer and operator EastGroup Properties’ entry into the Miami-Dade market.
Miller is fast-tracking the $6.9 million Building 1 construction project to complete the 190-foot-deep, tilt-wall structure this fall, according to
Miller Construction President Brian Sudduth.
“Our region’s intense demand to quickly deliver next-generation, upscale industrial space means streamlining every facet of a build, from permitting and procurement to CO,” Sudduth said.
Miller’s team is drawing on the firm’s experience building more than 4 million square feet of spec and build-to-suit industrial space throughout the South Florida region.
Architect Horton, Harley & Carter of Tampa designed Gateway Commerce Park Building 1. With 30-foot clear height ceilings, 54 by 50-foot column spacing and dock-high rear loading, the structure will maximize efficient workflow for tenants. Located on County Line Road (NW 215 Street) at Florida’s Turnpike, Gateway Commerce Park provides direct access to major highways and is close to Miami-Dade and Broward counties’ airports and seaports.
The project team includes Clear Engineering (MEP), Center for Innovative Structures (structural engineering) and Ludovici & Orange Consulting (civil engineering). JLL is responsible for leasing.
